Get a quoteWhen you hire a professional for work on your property, whether a one-off repair or a full renovation, there's a question that often goes unanswered until it's too late: what happens if something isn't done properly? In Dénia and Jávea, with a market so geared towards second homes and owners who aren't always present during the work, this question matters even more.
What any serious professional should guarantee
At minimum, a professional carrying out work on your property should guarantee fixing any defect directly caused by their work for a reasonable period afterwards, usually several months depending on the type of job. This doesn't cover normal wear and tear or issues unrelated to the work done, but it should cover any fault stemming from incorrect execution.
Prior vetting matters more than a written warranty
A written warranty is of little use if the professional who signs it disappears or isn't actually registered as self-employed. That's why, before the warranty itself, what really protects the client is prior vetting: checking the professional has a tax ID, is registered as self-employed, and, where the job requires it, holds civil liability insurance. European case law (the so-called Uber case, CJEU C-434/15) has reinforced the idea that an intermediary involved in selecting professionals also has a duty of care over who it presents to its customers.
What to always ask for before work starts
A written quote with an itemised breakdown, an estimated timeline, agreed payment terms, and, for larger jobs, a final invoice with the professional's or company's tax details. None of these should meet resistance from a serious professional; if it does, take that as a signal.
What to do if something goes wrong
First, document the problem with photos and a clear description, and contact the professional directly as soon as possible, giving them the chance to fix it. Most issues get resolved at this stage. If there's no response or solution, having the backing of an intermediary who knows the professional and can mediate makes things much easier, especially if the owner isn't physically in the area.
Fixhouse's role in this process
At Fixhouse we verify self-employed registration, tax ID and civil liability insurance for professionals in our network before onboarding them, precisely to reduce the risk of these situations. This doesn't replace the warranty each professional offers on their own work, but it does add an extra layer of trust when choosing who to work with.
Questions we're often asked
How long does a renovation warranty usually last? It varies by type of work, but it's reasonable to expect several months of coverage on defects arising from execution.
What if I'm not in Spain when the problem comes up? Being able to handle it by email, photos and video call, with someone trustworthy who can check in person if needed, is the most practical solution for absent owners.
