Pests and damp on the coast: why prevention is cheaper than repair

One of the less glamorous but more frequent problems we deal with in seasonally used properties in Dénia and Jávea is the combination of damp and pests. It's not unique to the area, but the Mediterranean climate's humid summers, combined with the high share of second homes closed for much of the year, mean it shows up more often than many owners expect.

Why a closed house is the perfect setting for damp

A home used daily gets ventilated constantly without anyone thinking about it: doors open, air conditioning runs, the kitchen gets used. A property closed for weeks or months has none of that air movement, and ambient humidity, especially closer to the sea, gets trapped in cupboards, bathrooms and poorly ventilated areas. Over time, this encourages mould, especially on fabrics, wood and dim corners.

The pests most common in closed properties

Without regular human presence, some pests find ideal conditions: ants and other insects drawn in by forgotten food traces, clothes moths in closed wardrobes, and in gardens with neglected vegetation, pests that affect plants and can then spread towards the house. The longer it goes unchecked, the more established the pest becomes and the more expensive it is to eliminate.

The logic of prevention versus repair

A preventive check for damp and pests, with the property aired out for a while and a visual inspection of critical spots (under sinks, wardrobes, garden, dim areas), is a low-cost intervention. Treating an already-established pest, or repairing mould damage to wood or fabric, costs considerably more and sometimes means replacing items that can no longer be saved.

What to do if your property will be closed for weeks

Clear the fridge and pantry of any food, leave cupboards slightly ajar to help air circulate, check no vegetation is in direct contact with the façade, and if possible, arrange a mid-period airing if someone can access the property. None of these measures eliminates the risk entirely, but they reduce it significantly.
