What to check in your Dénia or Jávea home before the autumn rains

The climate in Dénia and Jávea is mild almost all year, with an average around 18°C, but there's one clear exception: September to November bring the heaviest rainfall, with a real risk of flash flooding (DANA). In Jávea, October is the wettest month, averaging around 46mm, compared with barely 4mm in July. That sharp contrast is why many properties in the area, built for dry summers, run into serious trouble as soon as the first heavy storms arrive.

Gutters and downpipes: the first point of failure

After months with almost no rain, gutters and downpipes commonly build up leaves, dust and debris that a heavy downpour can't clear in time. The most common result is water overflowing the sides of the gutter and seeping into the façade or roof. Cleaning gutters and checking that downpipes aren't partially blocked is the most cost-effective check you can do before October: it's quick, cheap, and prevents leaks that are far more expensive to fix afterwards.

Terraces and flat roofs

Terraces with insufficient drainage or poorly designed slope are another critical point. In normal rain it goes unnoticed, but in the kind of storm that dumps most of its rain in just a few hours — common in the area — water can build up faster than the drain can clear it, and end up seeping inside. Checking terrace drains aren't blocked by leaves or sand is especially important for properties near the beach.

Sloped plots: Jávea's particular case

Much of Jávea's residential areas, around the Montgó and Cap de Sant Antoni, are built on sloped plots. There, the problem isn't just the roof but run-off: rainwater seeks the easiest path downhill, and if perimeter drains or retaining walls aren't in good condition, water can pool against the property or wash away soil. Before the rainy season it's worth checking that plot drains aren't clogged.

Basements and below-grade garages

In buildings with a basement or garage below street level, an intense storm can overwhelm the neighbourhood's drainage system and cause water ingress through poorly sealed entrances or vents. Checking the condition of waterproofing seals and, where fitted, that the sump pump works properly, is a check many owners forget until it's too late.

A quick September checklist

Clean gutters and downpipes, check terrace drains, inspect perimeter drains on sloped plots, test the sump pump if there's a basement or below-grade garage, and check door and window seals exposed to wind and driving rain. None of these individually takes more than an hour, but together they're the difference between a storm passing without incident and a repair bill running into thousands of euros.
